Projects

Completed seven-story, 425,524 sq. ft. healthcare tower: - Built emergency, ORs, imaging, hematology/oncology beds, café, gift shop, library. - Challenge: Coordinated construction with adjacent active tower; phased tie-ins to basement and NICU. - Awards: Alliant Build America Award (AGC) for Best New Building; Starnet Design Awards Gold Winner.

Entitlement for the construction of a new Class A light-industrial building: 304,344 sq. ft. Included completed demolition of eight (8) existing buildings and proposed build-out of modern office suite, truck court, and rooftop solar array. Received city council approval of Environmental Impact Report (EIR) and zoning amendment to align with city general plan. Challenges: Intensive public outreach to receive community support and rigorous design development to conform to city ESG standards.

Constructed two three-story CMU self-storage buildings, 149,526 sq. ft.: - Included interior build-out with restrooms, elevators, lobby, electrical, and utility infrastructure. - Challenge: Sequenced utility work carefully due to main drainage running beneath active entry.

Constructed a two-story, 59,340 sq. ft. CMU retail building, including a 29,560 sq. ft. metal storage, 3,750 sq. ft. mill, and 6,792 sq. ft. lumber shed. - Challenge: Concrete slab rooftop parking over lumber structure required innovative design and 3rd-party peer review; approved after AHJ deliberation. - Award: “Pillar of Costa Mesa” by the City of Costa Mesa Chamber of Commerce.

Entitled and constructed a 422,277 sq. ft. Class A industrial complex: - Three speculative buildings (138,000–181,000 sq. ft.), with office suites, truck courts, electrical upgrades, and ESFR sprinklers. - Planning approval obtained via CEQA exemption. - Challenges: Required enhanced site security and extensive environmental mitigation.

- Foundation repairs and seismic retrofits including crack injection, pier replacement, drainage improvements, and structural upgrades to meet code compliance on a historic single-family residence. - Challenges: Constructability review to overcome faulty construction practices from previous residents, severe cracking, and concrete foundation effervescence issues.
